To advise corporate, institutional, and individual property owners, ESI applies extensive hands-on experience in commercial, industrial, retail, residential and mixed use development. We provide market analyses, project pro forma analysis, corporate site selection, financial feasibility, and absorption studies. We approach both pre-development and redevelopment planning from an objective and comprehensive point of view.
ESI advises state and local governments, economic development organizations, tribal governments, school districts, private developers and corporations on matters concerning economic development, regional economics and corporate site selection.
Our understanding of the economic development process, our years of experience in working with corporate real estate professionals, and our ability to evaluate national, regional and local area trends and opportunities provide the comprehensive perspective required by economic development professionals and corporate decision makers. We have been successful in helping our clients deal with the outcome of economic shifts such as global competition, corporate down sizing and the emergence of entirely new industries.
Nearly all major economic development, real estate and public policy decisions have measurable economic and fiscal impacts on the community in which they are enacted. Furthermore, decisions need to be made in the context of the challenges of growth, economic cycles, and constant change in the composition of populations, regulations and the environment.
ESI assists government officials, corporate users, institutions and private developers with the quantification and qualification of the effects of growth, redevelopment, political and legal strategies, and implications of finance and capital needs by applying a full range of research and analytical capabilities.
ESI assists municipal and county government officials interested in charging development impact fees. These fees are a justifiable way for new development to pay its own way, and therefore not place a disproportionate burden on existing public services, infrastructure and taxpayers. Development fees can be calculated for a variety of public services including: general government, public works, fire/emergency protection, police protection, parks/open space, libraries, community facilities, solid waste, streets/roads, storm drainage, water and wastewater. ESI develops custom studies for each of our clients where we consider all of the factors relevant to a practical and legally defensible development fee program.
ESI develops strategies that assist communities with maintaining and rebuilding vibrant downtowns and neighborhoods, adding in-fill housing and commercial activities, and making civic improvements. Through techniques including facilitating public meetings to solicit resident, business and property owner input, conducting surveys, analyzing the market and performing real estate feasibility ESI can translate a community’s vision and goals into an actionable, effective and realistic plan.
In support of our projects, ESI utilizes ArcGIS v.9.2 mapping software which allows us to present sophisticated spatial analyses on behalf of our clients. Our in-house GIS capabilities include database compilation, graphical representation and analysis at a variety of geographic levels. Spatial analysis often reveals relationships that cannot easily be discerned with conventional data analysis alone. Using GIS we are able to delve deeper into analyses, adding value, accuracy and usability to our projects.
